Leasing Requirements

For our residents to have clean, responsible, respectful neighbors, these are required of prospective residents:
* No smoker, loudness, or illegal activity
* Household monthly gross verifiable income at least 3x rent (2.5x if rent includes utilities), unless in rent subsidy program
* For each prospective resident age 18 and older: application (free; can be applied to any/all of our apartments) and TransUnion SmartMove credit and criminal background check ($15; does not affect credit scores, and you can use the reports for any/all of your rental applications in New York state within 30 days)
* If household income below minimum to qualify or no applicant has a credit score above 650, must have a cosigner with annual gross income of at least 60x rent and/or 720+ credit score.
* Security deposit equal to 1 month's rent due on lease signing. First month's rent due before receiving keys

Pet Policy
* No pet that's noisy, aggressive, larger than 20 pounds when fully grown, likely to urinate on or scratch any part of the house, requiring a tank of more than 2.5 gallons of water, or containing any of following breeds: Bull/Staffordshire Terrier, Rottweiler, Doberman, Wolf
* Please provide photo of each pet and proof that it's spayed/neutered
* $30-$60/mo fee for non-caged pet
